A Mississippi land contract serves as a purchase and sale agreement between two parties in vacant land or lot transaction. The contract legally binds terms such as the agreed-upon purchase price as well as any additional financial contingencies the parties wish to include. Upon reaching a mutual accord and executing the contract, the parties must schedule a closing date to formally transfer the property deed and exchange applicable funds.

- Property Condition Disclosure Statement (PCDS) (MS Code § 89-1-503) – Sellers of raw/unimproved land are exempt under § 89-1-501. However, sellers must provide buyers with a partially completed PCDS along with a statement of exclusion.
- Where to Record? (MS Code § 89-5-1) – All deeds are to be recorded at the Clerk of the Chancery Clerk’s Office of the county in which the land is situated.
