A New Hampshire land contract records the terms of a purchase and sale agreement for vacant land between two parties. Whether transferring ownership of commercial or residential-use land, the buyer and seller can record the transaction using this contract, which stipulates the agreed-upon purchase price as well as any added financial contingencies. The contract must also include the legal descriptors of the land/lot as they appear on the deed in order to facilitate the recording process. Once the parties reach an accord, they must execute the contract and schedule a closing date to transfer the property deed.
Where to Record? (NH Rev Stat § 477:3-a) – Deeds are to be recorded with the County Registry of Deeds Office of the county in which the real estate lies.
