An Ohio land contract is a purchase agreement between two parties transferring ownership of vacant land. It may be used for residential or commercial property. The selling and buying parties shall come to terms regarding the purchase price and additional financial provisions, and they must stipulate all relevant information that identifies the land/lot– such as its legal description. Both parties can sign and execute the contract upon reaching a final agreement. Upon doing so, they must also schedule a closing date in which the seller is to sign over the deed to the new owner.

- Where to Record? (Ohio Rev Code § 5301.01) – Deeds must be filed and recorded at the County Recorder’s Office located within the jurisdiction of the real estate.
