A Washington land contract is a formal sale agreement between two parties transferring ownership of vacant real estate. Whether for residential or commercial land/lots, the contract must contain all information pertaining to the transaction, such as the agreed-upon purchase price or any related financial arrangements. Both parties must also include the legal description of the land/lot precisely as it appears on the deed for recording purposes. Upon reaching mutual terms, the parties shall sign and execute the document– setting a closing date and any period in which the land is to be surveyed.

- Seller Disclosure Statement for Unimproved Property – Sellers of unimproved residential-use land will need to provide buyers with a disclosure statement within five (5) business days of signing the contract. The buyer must then accept or reject the deal after performing an inspection of the land and reviewing said disclosure statement; the buyer must do so within three (3) business days after receiving the statement.[1]
- Where to Record? – All deeds must be recorded with the County Recorder’s Office (See List of Counties) in the jurisdiction of the property.[2]
