A Wisconsin land contract is a legally-binding agreement in which two parties record terms for a real estate transaction involving vacant land. The contract binds financial conditions, such as the agreed-upon purchase price of the property and any applicable financing, as well as documents the parties’ information and that of the land/lot being sold; the contract must include the legal description of the land/lot as it appears on the deed for recording purposes. Upon negotiating and reaching a deal, the parties must execute the agreement by providing their signatories. The parties shall then attend (either in-person or virtually through online services) the scheduled closing date to transfer the deed accordingly.

Vacant Land Disclosure Report – Sellers must disclose the land’s environmental condition and its general use by issuing purchasers with this report within ten (10) days after accepting the offer.^[1]
Where to Record? – Deeds must be filed with the County Register of Deeds in the jurisdiction of the property being conveyed, along with a Real Estate Transfer Return (RETR).^[2]
