The Hawaii association of Realtors residential lease agreement can be used as a standard or month-to-month rental arrangement between a landlord and tenant. Under such agreement, The tenant is responsible for maintaining the property and paying rent to the landlord on the first day of each month.

Required Disclosures (3)

1. Landlord’s Disclosure – The landlord must provide their information to the tenant and any individuals allowed to enter the premises.[1]

  • General Excise Tax Number – This must be provided so a tenant can apply for a low-income tax credit (this can be found on this webpage. Use the link titled “Search Tax Licenses” and enter the landlord’s name in the search bar).[2]

2. Move-in Condition Report – Before entering into a lease, the landlord must give the tenant a copy of the property’s current condition.[3]

3. Lead-Based Paint Disclosure & EPA Pamphlet – Required to be given to the tenant if the property was constructed before January 1, 1978 (to inform about the hazards of lead-based paint).[4]
