A Michigan Termination Lease Letter Form is a reusable template that may be used to end qualifying lease agreements. There are only a few circumstances for the legal termination of a lease. Michigan Compiled Laws, Section 554.134, names these circumstances that allow for the termination of a lease. Generally speaking, most of the time this letter form will be used involves the termination of a Month-to-Month lease. In such a case, either party may terminate the lease at any time, however, thirty days’ notice must be given to the remaining party. Such a precaution will aid in preventing the remaining party or recipient of this letter, the opportunity to recoup any losses from the termination of the lease and hopefully avoiding needless hardships. This requirement will balance the freedom a Month-to-Month lease will afford the parties engaged in it.

When filling out this document, make sure to pay attention to the section that applies to you. The primary difference is that a Tenant should furnish a method for the Landlord to send the security deposit. This may be considered a straightforward form letter which should be delivered in a responsible and timely manner.

How to Write

Landlord

Step 1 – Check the first box at the top of the page. Then in this paragraph, enter the calendar day, month, and year reported as the lease date of the agreement being terminated. Then enter the calendar day, month, and year of the desired date of termination (the day the tenant must move out).

Step 2 – Locate the signature line at the bottom of the page. Sign your name then print it on the line below it.

Tenants

Step 1- Skip the first paragraph and place a checkmark next to the second paragraph. Next enter the date defining the lease being terminated on the first three blank lines (day, month, year). Then on the last three blank lines, enter the date you wish to terminate your lease and move out.

Step 2 – The next step will be to report the mailing address where the landlord mail the security deposit you submitted when first entering this agreement. There will be a line for the Street Address, City, State, and Zip Code.

Step 3 – At the bottom of the page, sign your name then print it in the spaces provided.
