The Nebraska Rental Application Form grants property owners and managers the ability to screen applicants competing for the same rental property. The main concern of every property owner seeking to lease out a residential property is to find a tenant who will reliably pay their rent on time. Also, since most properties will have a reasonable turnover of tenants as time goes on, landlords will generally seek out an individual that will not damage the property or the surrounding area in general. In addition to the information a prospective candidate will provide, this application will also contain a Residency Verification Form, and a signature line which allows the applicant to attest to the accuracy of the information has filled in. This application should not be considered valid unless all the information that must be provided by the tenant and landlord are filled out completely.

Application Fee (No Statute) – Application fees have no limit and are non-refundable.

Security Deposit (§ 76-1416) – Tenants can be charged up to one (1) month’s rent for security deposits. If they have pets, no more than twenty-five percent (25%) of the monthly rent may be additionally charged.
