A 48-hour notice to enter allows a landlord to give notice to their tenant that they will be entering the property on a specific date and time. This type of access is mainly for maintenance, inspection, or showing the property to other prospective tenants.
How to Give Notice
The landlord is recommended to either post this on or under the tenant’s door. If the landlord decides to mail the notice, it should be sent 1st Class at least 1 week before the entry date.
States Where Required
At least 48-hours’ notice is required in the following States:
- AL – 2 days (§ 35-9A-303)
- AZ – 48 hours (§ 33-1343)
- DE – 48 hours (Title 25 § 5509)
- DC – 48 hours (§ 8-231.06, § 42-3505.51)
- HI – 2 Days (§ 521-53)
- KY – 2 days (§ 383.585)
- RI – 2 days (§ 34-18-26)
- VT – 48 hours (§ 4460)
- WA – 2 days (§ 59.18.150)
