Laws

  • Minimum Termination Period – Outside of New York City, one month’s notice is sufficient to terminate a month-to-month lease.[1] Within New York City, the required notice depends on the time the tenant has occupied the unit:
      • Less than one year – 30 days
      • Between one and two years – 60 days
      • Two years or more – 90 days[2]
  • Increasing Rent – The required notice for increasing rent by 5% or more is equal to the termination periods above.[3]
