A Utah Association of Realtors residential lease agreement allows a landlord and tenant to establish a legally binding contract for the renting of a property. The transaction is commonly facilitated by a licensed Realtor who will conduct the showing of the property, accept the tenant’s rental application, and negotiate the terms of the lease between the parties. Once an agreement is signed, the Realtor will be owed a commission by the party they were representing, usually the landlord.

Move-in Checklist – Before a lease can be signed, the landlord must complete a condition of the premises and provide it to the tenant.[1]
