A Utah month-to-month rental agreement is a lease with no end date and can only be terminated upon notice to either the landlord or tenant. If no notice is sent, the lease will continue forever. The landlord can also change the terms of a month-to-month lease, such as increasing the rent amount, by sending notice of at least fifteen (15) days.
