The Vermont Month to Month Rental Agreement is a legally binding agreement between a landlord and tenant that would allow the tenant to renew their rental agreement each month by simply paying their rent. This document avoids the complications of any longer-term agreement for tenants and/or landlords who may have a need to terminate an agreement earlier without repercussion.

Minimum Termination Period – 60-day notice for tenancy 2 years and under and 90-day notice for tenancies of more than 2 years.
How To Write
Step 1 – Parties – Provide the following information:
- Enter the name of the landlord
- Enter the name of the tenant
- Enter the date in which the document is being prepared
Step 2 – Premises
- Enter the physical street address of the property to be rented
- Enter the name of the City in which the property is located in the state of Vermont
Step 3 – Lease Term
- Landlord must enter the date the agreement will begin
Step 4 – Lease Payments – Landlord must enter:
- The amount of rent that will be paid by the tenant(s)
- The date each month in which the rental payment will be due
Step 5 – Late Charges – Provide the following:
- Landlord must enter the date that the rent is considered late
- Landlord must enter the amount, per day, that will be payable with a full rental payment
- Landlord must specify the date each month that the agreement is considered in default if rent and late charges are not paid
Step 6 – Insufficient Funds – Landlord must specify:
- The amount that would be paid as a late charge, should the tenant provide a check that is returned to the landlord as insufficient
Step 7 – Security Deposit – Enter:
- The landlord must enter the amount of the security deposit that is due upon signing of the agreement
Step 8 – Defaults
- Landlord must enter the days from the date of notice of default to cure the default
