A Hawaii month-to-month rental agreement allows a tenant to lease residential property from a landlord on a monthly basis until either party terminates the agreement.
Minimum Termination Period – To terminate a month-to-month lease, landlords must give 45 days’ notice while tenants must give 28 days’ notice.[1] The required notice is ten days for week-to-week leases.[2]
Increasing Rent – Landlords must provide 45 days’ notice before increasing rent.[3]
