Washington D.C. Security Deposit Demand Letter

Updated December 01, 2022

A Washington D.C. security deposit demand letter is a document that a tenant can use to notify a landlord that the legally mandated time period for returning a security deposit has ended. According to D.C. regulations, a landlord has forty-five (45) days after the termination of the tenancy to either return the tenant’s security deposit or send a letter expressing his or her intention to withhold the deposit for the purpose of repairing damages. Should the landlord choose to send a letter, they will have thirty (30) days to send the tenant an itemized statement of repairs covered by the deposit and any balance remaining.
