Deadline: The landlord has 14 days from the termination of the lease to return the deposit or provide a notice stating they are retaining a portion for damages. After 14 days, the landlord forfeits any deduction claims and must return the entire deposit to the tenant.[1]
Penalties: If the landlord does not comply with the demand letter, a small claims court may award the tenant damages equal to three times the initial deposit amount.[2]
