Louisiana Security Deposit Demand Letter

A Louisiana security deposit demand letter is sent by a tenant to a landlord who is withholding a security deposit past the state-mandated period. Following the termination of a lease, the landlord will have one (1) month to return the deposit to the tenant at their current address. Should the landlord wish to retain any portion of the deposit to cover the cost of damages or to cure a default, they must also provide a written list outlining the deductions. Landlords that willfully fail to adhere to the above requirements may be subject to a fee of $300 or the cost of damages recovered in court, whichever amount is greater.
