A Missouri land contract contains a purchase and sale agreement for vacant land, residential or commercial. The contract should stipulate transactional details, such as the agreed-upon purchase price and any financial contingencies, as well as any relevant legal descriptors of the land/lot. Upon reaching mutual terms, the buyer and seller must sign and execute the agreement. Both parties shall then attend or grant their agents the authority to attend the scheduled closing date in order to transfer the deed and exchange any applicable funds.

Vacant Land or Lot Disclosure Statement – Sellers may provide potential buyers with a statement disclosing the property’s condition and any material defects. However, the seller is not obligated by state law to disclose information regarding the real estate prior to the sale.

Contamination of Premises, Radioactive or Hazardous Material Disclosure (MO Rev Stat § 442.055) – A seller of a property that has been contaminated with radioactive waste or other hazardous material must disclose such defects to potential buyers in writing.

Where to Record? (MO Rev Stat § 442.380) –  Deeds must be filed in the Recorder of Deeds Office of the county in which the real estate is situated.
