Vermont Land Contract Template

A Vermont land contract is a purchase agreement for vacant land, including residential and commercial property. The selling and buying parties use the contract to stipulate all the terms involved in the transaction, such as the amount due at signing, a legal description of the property, and any related financial provisions.

Supplemental Information

  • Seller’s Property Disclosure – Sellers transferring property through the use of a licensed agent must provide buyers with a disclosure statement detailing the property’s material defects and its overall condition. Private sellers (i.e., individuals selling a property without an agent or other broker service) are not required to issue this statement since Vermont is a “buyer beware” state.[1]
  • Where to Record? – All deeds must be recorded in the County Clerk’s Office of the county where the property is situated.[2]
