The Nevada Association of Realtors Residential Lease Agreement was designed to grant Nevada Landlords and Property Owners who wish to solidify a rental agreement with a Tenant to do so in writing relatively quickly. This agreement is in compliance with The Nevada Residential Landlord and Tenant Act (NRS 118A.010) in the terms, conditions, disclosures, and requirements contained within it. The requirements of this lease will be the conditions unique to that particular rental agreement.

Definitions such as the identity of the Landlord, Tenant, and Property Address are examples of some of the required information that may be considered unique to a Property Owner’s needs. Naturally, the information entered must also reflect what the Tenant, named in this contract, has agreed to. That is, both signature parties should have met, negotiated, and agreed to the Terms and Conditions named within it. Once the terms and conditions have been set in this document and the contract signed, it shall become a binding contract. This will provide quite a bit of security both signature parties will enjoy, since a party violating this agreement will be compelled to comply with it in a court of law by way of the signature they have provided.

How to Write

Step 1 – On the first blank space of this agreement, enter the address of the property being leased.

Step 2 – On line 1, enter the Day, Month, and Year this agreement is being entered.

Step 3 – On line 2, enter the Landlord, or Property Owner’s, full name on the blank space.

Step 4 – On line 3, enter the name Property Owner’s Broker.

Step 5 – On line 5 and 7, all Tenant’s signing this agreement must be named here. There will be enough room for four Tenants to be named. Enter each one’s full name on the blank space provided.

Step 6 – On lines 15 through 29, in Section 2, there will be a small table composed of various expenses the Tenant must pay: Rent, Security Deposit, Key Deposit, Admin Fee/Credit App Fee, Pet Deposit, Cleaning Deposit, Last Month’s Rent Security, CIC Registration, Utility Proration, Sewer/Trash Proration, and three blank lines for those expenses that haven’t been listed to be documented. Notice the first line will need the time period to be defined for the rent. This will serve to be useful if there are any prorated expenses. The other three columns will require the Total Amount, the Amount Received, and the Balance Due Prior to Occupancy. The last line (line 29) shall be the total of each column.

Step 7 – On Line 32 through 34, in Section 3, report any additional amount of money that has not been mentioned before the Tenant must pay in respect to this lease and property.

Step 8 – On line 37, in section 4, enter the Address of the Premises being leased. Then on the second blank line note any additional description including if there are other structures (i.e. storage, garden shed, etc.).

Step 9 – On line 40, in Section 5, enter the start date of this agreement’s effective power. Then on line 41 enter the day this agreement’s power ends followed by the total amount of rent that will be received by the termination date of this lease.

Step 10 – On line 45, in Section 6, enter the monthly rent amount on the first blank space available. On the second blank space available, enter the Calendar Day of the month the rent shall be due.

Step 11 – On line 46, in Section 6, enter the first Calendar Day, Month, and Year the rent must be paid. Then on line 47, enter the Calendar Day of the month where the rent would be considered late.

Step 12 – On line 1, in Section 7, enter the name of the individual who will receive the rent payment. Then on line 2, enter the address where the rent must be mailed. After the word “Or” enter the name who may receive a hand delivered rent payment. Finally, on line 4 of Section 7, enter the Address where the Rent may be hand delivered.

Step 13 – On line 9, Section 8, enter the late fee a Tenant will be responsible for submitting if he/she has not paid the rent on time. On the second blank space, enter the penalty fee the Tenant must pay for each day the rent is unpaid and overdue. On the third blank space, report the number of days past the rent’s due date the late fee will be applicable.

Step 14 – On line 11, in Section 8, enter the penalty charge amount the tenant must pay for each check he/she has submitted (as rent) the bank has declined due to insufficient funds in the Tenant’s account.

Step 15 – On line 42, in Section 11, document the payment amount a Tenant must submit to the Landlord for each eviction attempt by the Landlord on that Tenant.

Step 16 – On lines 47 through 49, in Section 12, will be a column listing different types of keys, a column listing different types of cards/transmitters, and a column with several spaces labeled “Other.” Enter the number of each item the Tenant has been given. If the Tenant has received any other opening or access device necessary for entry, report this in the third column.

Step 17 – On line 6, in Section 14, enter the maximum number of household members that may live with the Tenant. Then on lines 8 through 9, document the name of each individual who shall live with the Tenant.

Step 18 – On line 11, in Section 15, enter the daily payment amount the Tenant must pay per day for each guest that stays past the visitor limit. Then on line 12, enter the maximum number of days a houseguest may stay before the Tenant must pay a fee. Then enter the maximum number of days a houseguest will be allowed to stay before the Tenant will be held in violation of the lease terms.

Step 19 – On lines 18 through 20, in Section 16, there will be several Utilities and services that are required to maintain a residence listed along with two blank spaces labeled Other. For each item fill in the blank with a “T” to indicate the Tenant shall pay for this utility/service or an “O” to indicate the Property Owner shall pay for the utility/service. If any have not been listed fill in the item in the “Other” space and note which party shall be responsible for payment for the duration of this lease.

Step 20 – On line 22 and 23, in Section 16, enter all the utilities and/or services the Tenant has agreed to put in his/her name and assume responsibility for.

Step 22 – On line 25 and 26, in Section 16, enter all the utilities and/or services the Landlord has agreed to put in his/her name and assume responsibility for.

Step 23 – On lines 32 and 22, in Section 16, enter any miscellaneous utilities and/or services that have not been mentioned and addressed. Use these blank lines to define these items and assign responsibility for them.

Step 24 – on line 6, in Section 19, enter any exceptions to the restrictions listed. Note: The Tenant will receive permission through this contract to own anything listed on this blank space.

Step 25 – On line 32, in Section 23, enter the rent increase percentage the Tenant must pay for an unauthorized holdover of the premises.

Step 26 – On lines 40 and 41, in Section 25, enter the Name, Address, Phone Number, and any other contact information for the individual party designated by the Landlord to handle maintenance and emergencies on the premises.

Step 27 – On line 48, in Section 48, enter the maximum dollar amount in minor repairs to the premises the Tenant will be responsible for.

Step 28 – On line 20, in Section 26a, indicate if the Tenant must have the carpets professionally cleaned before moving out by placing a check mark in the first blank space. If not, check the second blank space.

Step 29 – On line 24, in Section 26f, place a check mark in the first box if a pool contractor already maintaining the pool. If not place a check mark in the second box. The third blank space on line 24 and the blank line on line 25 is reserved for identifying any such individual should the first box be checked.

Step 30 – On lines 42 through 49, in Section 28, place a checkmark in every item the premises has at the time the Tenant begins residing in it. If any items are not present, then cross that item out. The blank spaces on the right will give an opportunity to document any other items not mentioned in the previous three columns.

Step 31 – On line 11, in Section 29, each party participating in this lease should initial this section

Step 32 On line 13, in Section 30, check the first box if the Tenant is required to purchase renter’s insurance or check the second box if the Tenant is not required to purchase renter’s insurance.

Step 33 – On line 39, in Section 39, check the first box if the premises has just been painted for this move in. If not, then check the second box.

Step 34 – On line 40, in Section 39, check the first box if the premises has been touched up rather than painted. If the residence has not been touched up, (regardless if painted or not) check the second box.

Step 35 – On line 43, in Section 39d, enter the number of days before moving out the Tenant must coordinate the transfer of utilities.

Step 36 – On line 48, in Section 41, enter the name of the real estate agent involved with this transaction, then on line 49, enter the state this agent is licensed in. Finally indicate if the agent has contact regarding this transaction with the Principal or if a family relationship if involved by marking the second box. If there is a special interest for this agent, then list this on line 51.

Step 37 – On lines 2 through 11, in Section 42, list the names of the Agents involved in this transaction, Lines 2 through 6 will require the Name of the Tenant’s Broker, the Agent’s Name, Address, Phone Number, Fax Number, Email, and License Number. On line 8 through 11, enter the name of the Landlord’s Broker, the Agent’s Name, Address, Phone Number, Fax Number, Email, and License Number.

Step 38 – On lines 16 through 22, in Section 43, there will be two areas where the Name and Contact information that should be used when one party wishes to issue an official notice to the other regarding the premises or the lease. Lines 16 through 18, will require the Property Owner’s Broker’s Name, Address, Phone Number, Fax Number, and Email. While lines 20 through 22 will require the Tenant’s Name, Address, Phone Number, Fax Number, and Email.

Step 39 – On lines 26 tough 30, in Section 44, check the box next to either or both documents if they are attached to this lease. If any other documents are attached to this lease and considered a part of it then fill out one of the spaces next to the word “Other” with the title of this document, then check the appropriate box. If there are other documents and there has not been enough “Other” spaces, then document this in the space below these boxes.

Step 40 – On lines 2 through 19, in Section 45, document any additional terms, conditions, agreements, etc. that both Landlord and Tenant have agreed should be considered part of this contract.

Step 41 – On line 21, in Section 45, the Landlord/Owner must sign his/her name on the first blank space. Then on the second blank space, the Tenant must sign, date, and print his/her name and provide a reliable phone number.

Step 42 – On line 26, in Section 45, the Management Company or Broker involved must sign his/her name on the first blank space provided. The second blank space is available if a second tenant is involved. If so, this individual must sign, date, print his/her name and provide a valid contact Phone Number. If there is no second Tenant this should be left blank.

Step 43 – On line 31, in Section 45, the authorized Agent working on behalf for the Broker involved must Sign and Date his/her name. The second blank space will be an area for a third Tenant to Sign, Date, and Print his/her name. If no such entity exists, this area should be left blank.

Step 44- Check the box if a Realtor is involved and an identifying stamp for this entity must be delivered (below the box). There will be enough space for a fourth Tenant to Sign, Date, and Print his/her Name then provide a Phone Number. If no such entity exists, this should be left blank.

Step 45 – Make sure the bottom right of each page contains the Landlord’s Initials and each signing Tenant’s initials on the spaces provided. Also the address of the Property must be reported here.
