A Virginia Lease Termination Letter Form (30-Day Notice) is a legally binding document that allows a tenant or landlord to provide proper 30-day notice, as is required by most lease agreements, of an intent to end the tenancy. By completing this document tenants and landlords remain in compliance with state laws and this aspect of the terms of the agreement.
Laws – Residential Landlord and Tenant Act
Notice (VA Code Ann. § 55.1-1253(A)) – 30 days.
Multiple Leases (§ 55.1-1253(B)) – 60 days are required if a landlord decides not to renew multiple month-to-month leases at a time (20+ leases or 50 percent of the landlord’s leases within 30 days, whichever is greater). Landlords giving a 60-day notice may use the 60-Day Lease Termination Letter instead.
