A Virginia lease termination letter is a legally binding document that allows a tenant or landlord to provide a proper notice, as is required by law, of intent to end the tenancy. By completing this document tenants and landlords remain in compliance with state laws and terms of the agreement.

Laws

  • Delivery: If the rental agreement provides for it, electronic delivery of notices may be used. Otherwise, notice should be delivered to the address that the landlord used on the lease or to the tenant’s last known place of residence.[1]
  • Notice Period: Unless the rental agreement provides for a different notice period, notice must be provided at least 30 days before the next rent due date.[2]
  • Penalty for Holdover: For holdover, the landlord may bring action that includes recovery of damages, reasonable attorney’s fees, and court costs.[3]
