How To Write

Step 1 – date and Parties

  • Enter the date that the agreement is being executed in dd/mm/yyyy format
  • Enter the name of the Lessor
  • Enter the name of the Lessee
  • Provide the address location of the property
  • Enter the City where the property is situated
  • Enter the number of occupants

Step 2 – Term – Provide the following:

  • Enter the date of commencement of the lease
  • Enter the number of months that the lease will be active
  • Provide the expiration date of the agreement

Step 3 – Rent – Enter:

  • The landlord must enter the amount of rent to be paid annually
  • Landlord must enter the monthly rent installments
  • Landlord must enter the day of the month when the rent is considered late
  • Enter the late fee that must be paid in addition to the late payment

Step 4 – Pro-Rated Rent (if any) –

  • Enter the day that the proration will be paid
  • Enter the beginning and ending dates of the proration in dd/mm/yyyy format
  • Enter the amount that the tenant should expect to receive

Step 5 – Deposit – Landlord must enter:

  • Enter the amount of the deposit
  • Enter the name of the institution where the deposit amount will be held until the agreement expires
  • Read the remainder of this section

Step 6 – Utilities

  • Enter the utilities that the lessor will agree to provide as inclusion in the rental payment

Step 7 – Titled Sections – Tenant(s) must read all remaining sections as follows, prior to application of signature:

  • Occupancey
  • Sublet
  • Renewal
  • General Conditions
  • Pets (landlord must check the box indicating whether or not pets would be allowed – then enter the amount of the pet deposit(s)
  • Entry
  • Forfeiture
  • Condition
  • Yard (landlord must check the box indicating whether or not they intend to handle landscaping)

Step 8 – Signatures

  • Lessor’s Signature
  • Date of Signature
  • AND
  • Signatures of all Lessee’s over the age of 18 years of age
  • Date all respective signatures
