A North Dakota land contract sets terms of a real estate transaction between a seller of vacant land and a purchaser. The contract stipulates the property’s price at the time of sale and serves to record information regarding the parties involved in the ownership transfer. Moreover, the agreement contains the property’s precise location with respect to any boundaries and easements, known as the “legal description,” for administrative and recording purposes. The parties must then sign and execute the contract upon reaching mutual terms through negotiations.
Where to Record? (N.D.C.C. § 47-19-07) – Deeds must be recorded and filed with the County Recorder’s Office in the jurisdiction of the real estate.
