Washington Month-to-Month Lease Agreement

A Washington month-to-month rental agreement, or "periodic tenancy," is a lease with no specified end date. The lease ends when either the landlord or tenant provides adequate notice to terminate. Laws

  • Minimum Termination Period – A tenant may terminate a periodic lease by providing notice 20 days in advance.[1] Landlords may only end a periodic tenancy with just cause, and notice periods vary. See the Lease Termination Letter for an overview of requirements.
  • Increasing Rent – 60 days’ written notice is required to increase the rent.[2]
