Alaska Security Deposit Demand Letter

An Alaska security deposit demand letter is a document used by a tenant to notify a landlord that he or she has exceeded the state-mandated time period for returning the security deposit. By law, a landlord must return a tenant’s full security deposit (minus any rent due or incurred damages) within fourteen (14) days after the tenant has vacated the property. However, this time frame is applicable only if the tenant gives proper notice regarding the termination of their lease. Should the tenant fail to act in accordance with § 34.03.290, the landlord will be given thirty (30) days to refund the deposit. If the landlord does not return the deposit (with an itemized statement of rent/damages) within the allotted time frame, the tenant may recover double the initial amount owed.
