The landlord must return the deposit within 21 days of the end of the lease agreement. However, the tenant and landlord may agree on a 30-day (maximum) grace period at the beginning of the lease. If the landlord believes the tenant has displayed negligence or abuse regarding the rented property, the landlord may retain a portion of the security deposit. In this case, the landlord must also provide a written statement of itemized deductions along with the refunded amount.[1]
