Idaho Security Deposit Demand Letter

An Idaho security deposit demand letter is used when a landlord is illegally withholding a security deposit upon termination of a lease agreement with a tenant. State law requires the landlord to return a tenant’s deposit within twenty-one (21) days after the end of a lease agreement. However, the tenant and landlord may agree on a thirty (30) day (maximum) grace period at the beginning of the lease. If the landlord believes the tenant has displayed negligence or abuse in regards to the rented property, the landlord may retain a portion of the security deposit. In this case, the landlord must also provide a written statement of itemized deductions along with the refunded amount.
