Utah Security Deposit Demand Letter

The Utah security deposit demand letter is a document that a renter can use to serve a landlord who has failed to return payment of a security deposit within thirty (30) days from the lease termination date. After a tenant has vacated a rental property, the landlord has thirty (30) days to deliver the balance of the deposit to them at their last known address. The demand letter must be served personally on the landlord by the tenant. Alternatively, if the landlord is not available, the letter may be left by the tenant with another resident at the landlord’s address, posted conspicuously on the premises, or sent by certified mail to the landlord’s address as listed on the rental agreement.
