The Oklahoma 5 Day Notice to Quit (Non-Payment of Rent) is used to bring an action for recovery of the rent when a tenant’s rent is unpaid when due. It may be delivered to a tenant at any time thereafter for the failure to pay rent. If the tenant fails to pay rent within five (5) days after written notice of the demand for payment, the landlord may terminate the rental agreement. This notice to quit is a demand for past due rent and also acts as a demand for possession if the tenant fails to pay, therefore no other further notice needs to be given.
