A New Jersey lease termination letter is a document that may be used by either a landlord or a tenant to provide 30 days notice of an intent to terminate a tenancy at a property. This provides in writing, a proper notification so that the other will be prepared to proceed with their usual tenancy termination protocol. The Landlord will have 30 days notice to prepare for a walk through with the tenant and prepare to properly relocate or terminate the utilities and care for any cleaning responsibilities. As well, the tenant will have the proper location as to where to send the security deposit.

How To Write

Step 1 – If you are a landlord terminating tenancy- Check the first box and complete the fields within that section

  • If you are a tenant terminating tenancy – Check the second box and complete the fields within that section

Step 2 – Tenant advise landlord of new address – Complete the following:

  • Street Address
  • City of
  • State of
  • Zip Code

Step 3 – Move Out Inspection –

On the day the tenant will be scheduled to move-out, both parties should plan a walk through of the apartment/property, so to perform a move-out inspection. The time for this should be on the termination date or on any date that the tenant and landlord agree to do the final inspection. The tenant must agree to make arrangements for all of the utilities to be moved to a new address or be turned off upon move-out. If the landlord would prefer to transfer the utilities to their name they should be responsible to inform the tenant of this preference as soon as possible.

Step 4 – Signature- Whomever is sending this termination notice, must provide:

  • Signature
  • Printed Name
