Georgia Security Deposit Demand Letter

A Georgia security deposit demand letter is a letter sent by a tenant to a landlord who is withholding a security deposit after the termination of a lease. According to § 44-7-34, the landlord must return a tenant’s deposit within thirty (30) days after the end of the lease agreement. If the landlord believes that the tenant has displayed negligence or has abused the premises in some way, the landlord may retain a portion of the security deposit for repairs. However, the landlord must provide the tenant with a written statement of all damages and costs, as well as return the deposit minus any applicable costs. The tenant is required to leave a forwarding address with the landlord for the above-mentioned purpose. If the tenant does not provide an address, the landlord may keep the deposit once ninety (90) days have passed.
